Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning Department
has reviewed your Planned Industrial Permit, application no. PIP 89-76, as to its completeness
for processing.
The application is incomplete. Attached are two lists. The first list is information which must
be submitted to complete your application. All list items must be submitted simultaneouslv at
the Communitv Development Building counter, and to the attention of Erin Letsch. A COPY of
this list must be included with your submittal. No processing of your application can occur until
the application is determined to be complete. The second list is issues of concern to staff.
When all required materials have been submitted as outlined above, the Cify has 30 days to
make a determination of completeness. If the application is determined to be complete,
processing for a decision on the application will be initiated. In addition, please note that you
have six months from the date the application was initially filed, December 12, 1989, to either
re-submit the application or submit the required information. Failure to resubmit the application
or to submit the materials necessary to determine your application complete shall be deemed
to constitute withdrawal of the application. If an application is withdrawn or deemed withdrawn,
a new application must be submitted.

Typical street cross sections of all adjacent and streets within project. Show
typical section for: 1) Camino Vida Roble and 2) your onsite driveway.
Width, location and use of all existing andlor proposed public or private
easements. Show water easement through entire site.
Clearly show parking stall and isle dimensions and truck turning radii for all
parking areas and loading areas (407E) 42 ft. radius.
Show all existing and proposed street lights and utilities (sewer, water, major gas
and fuel lines, major electric and telephone facilities) within and adjacent to the
project. Show existinglproposed water and sewer laterals (show onsite systems).
Approximate contours at 1 ’ intervals for slopes less than 5%, 2’ intervals for
slopes between 5% and lo%, and 5’ intervals for slopes over 10% (both existing
and proposed). Existing and proposed topographic contours within a 100 foot
perimeter of the boundaries of the site. Existing onsite trees; those to be
removed and those to be saved.
Location, width andlor size of all watercourses and drainage facilities within and
adjacent to the proposed subdivision show location approximate size of any
proposed detentionlretention basins.

ENGINEERING:
1. Your driveway entrance needs to be widened (as shown on the plan) to provide
Caltrans 407E (42 ft. radius) truck access.
2. Need to provide truck access and circulation onsite to and from your truck
loading areas and trash dumpsters for Caltrans 407E (42 ft. turning radius). Copy
of template included. What you are proposing does not work.
3. Your proposed sign nearest Camino Vida Roble needs to be relocated to provide
the required corner sight distance, as shown on the plan.
4. You are proposing drainage swales between your parking lot aisles. This is
discouraged. Tipped sections with concrete curb and gutters are preferred.
5. Need to direct your onsite drainage into your proposed 0-24, not out your
driveway.
6. You need to provide for a failsafe overflow for the drainage system along the
west side of the project. This is in the event the 2 existing inlets on the adjacent
southerly property plug-up. You might want to consider keeping the existing
concrete drainage swale instead of changing to the 2-8" plastic drain pipes and
then also have to provide the failsafe overflow also.
7. Need to provide for the drainage from the southerly slope adjacent to building
#3. You need to provide something like a 0-75 type C drainage ditch and
indicate the direction@) of flow.
8. You will need to get a letter from Carlsbad Municipal Water District approving
your proposed improvements within their easement.
9. To be forwarded next week is a redlined No. "1" check print of the site plan.
This plan should be given to the applicant for corrections and changes as noted.
Please return the redlined print with the corrected site plan to assist us in our
continued review.
