SUBJECT: CARLSBAD OAKS EAST - Lot 29 PIP 90-1
Dear Tom:
Thank you for your prompt attention to our Issues of Concern regarding the subject project. Sheri
Howard and I have reviewed your resubmittal and we have the following concerns:
1. The parking deed restriction does not refer to the third page and should be deleted from
the document. The recordation of this document is a condition of approval required prior
to the issuance of building permits.
2. The PFF agreement you submitted has been changed to one developer-owner, Carlsbad
Oaks East, Ltd. I am enclosing the PFF Agreement form to be filled out and signed, The
notary can be attached to the new PFF Agreement.
3. I have enclosed the conceptual landscape plan with only one required revision. The
outdoor eating area must be better screened. Please provide a 30' berm between the
curb and table area with low shrubs so that required screening is achieved. It is not
necessary to change the landscape plan at this time.
4. It has been determined that Engineering standards do require the provision of a
turnaround at the end of driveway aisles exceeding 150 feet. Please show a parking stall
at the end of the aisle marked with pavement graphics for turnaround (see attached
checkprint).
Upon resubmittal of the site plan showing the turnaround and the correct Public Facilities
Agreement, it appears that all issues have been resolved.
