The Planning Department has reviewed your Planned Industrial Permit, application no. PIP 90-2, as to its completeness for processing. The application is incomplete, as submitted. Attached are two lists. The first list is information which must be submitted to complete your application. All list items must be submitted simultaneouslv at the Communitv DeveloDment Building counter, and to the attention of Erin Lets&. A CODY of this list must be included with vow submittals. No processing of your application can occur until the application is determined to be complete. The second list is issues of concern to staff. When all required materials are submitted the City has 30 days to make a determination of completeness. If the application is determined to be complete, processing for a decision on the application will be initiated. In addition, please note that you have six months from the date the application was initially filed, July 10, 1990, to either re-submit the application or submit the required information. Failure to resubmit the application or to submit the materials necessary to determine your application complete shall be deemed to constitute withdrawal of the application. If an application is withdrawn or deemed withdrawn, a new application must be submitted. The site plan must call out the square footage of the employee eating area. Show adjacent driveway locations on site plan if applicable. Show wall and sign elevation. As required by the Environmental Impact Assessment Please state the exact type of industries, estimated employment per shift and the time of shifts. Please provide one (1) copy of colored elevation. Projects requesting parking at manufacturing or warehouse standards must have a deed restriction placed on the property stating these uses will be retained. ENGINEERING: 1. On site plan show PIP 90-2. 2. Show easement for water line to fire hydrants. 3. Show top of wall and bottom of wall elevations for retaining wall. ATTORNEY: 1. Provide notary public seal on notarization of Public facilities Fee Agreement. 2. Notary should use the form stating Jack D. Greater use of building articulation, variation in setback and more landscaping would achieve a more desirable design. ENGINEERING: 1. Owner shown on title report differs from owner shown on site plan. 2. No ribbon gutters. Slope drainage to side gutters either north or south. 3. Provide drainage behind split-face concrete block retaining wall. 4. Post "NO Parking" signs in truck turning area. 5. Industrial waste permit may be required for sewage disposal. 6. Attached is a redlined check print of the site plan. Please make corrections and changes as noted and return the redlined print with the corrected site plan. LANDSCAPE: 1. Add greater variety of shrubs. 2. Add shrubs and trees in setbacks to screen parking. 3. Show all existing trees and shrubs with precise locations, height and spread. 4. See additional comments on attached redlined landscape plan. Please return the redlined landscape plan with the corrected plan.
