Description/Explanation.
The proposed project consists of a single building totalling 770@SF,
located on a 5.2 acre site in Carlsbad Oaks business center. The
building will serve as the Corporate Headquarters and warehouse/distribution
center for H. A. Lavezzi Distributing, Tnc., a North County beer distributor.
Shipments,: of beer will be trucked in via semi-tractor trailers from the
beer manufacturer(s) and stored. The beer will be distributed daily via
smaller delivery vehicles to customers, The project will also include an ' approx. 2900 SF maintenance shop equipped to make minor automotive repairs
to the vehicles. (1) 10,000 gallon deisel and (1) 10,000 gallon gasoline
underground fuel tank/pump will be included to refuel the delivery. A
chainlink fence is required around the perimeter of the site for security
purposes.
The building is constructed of tilt-up concrete with a panelized built-up
roofing system.' The building elevations will combine both painted and
sandblasted concrete with reflective blue glazing. An expansive hardsEape
are complete with precast concrete seat walls and shade trees will be
provided for employee outdoor eating and relaxing.'
