Dear Anne,
Attached are my responses to the issues of concern addressed in the letter, dated
December 9, 1991 and from subsequent meetings. They are as follows:

The parking spaces shown at the rear of the site have been revised to 20' in depth.
The 5' "kickouts" have been accurately redrawn.
Site plan note #9, sheet 2 has been revised to read: 'compact: 8'xlS w/ no
overhang'.
An 8 foot high by approximately 150 feet long concrete split-face masonry wall has
been added along the north property line to screen the delivery trucks from view.
Refer to the site plan.
The combination of medium sandblasted aggregate and painted concrete accents has
been incorporated in the building elevations.
Site sections A and B are indicated on the site plan.
Landscape berms (3:l max. slope) have been added adjacent to the 12 foot high
screen walls facing Loker Avenue to reduce visual impact. Refer to the landscape
plan, sheet 4.
The parking spaces along the south side of the building have been increased to 20
feet in depth.

7. A graphic elevation of the proposed security gates is shown on sheet 7.
8. The delivery truck spaces on the grading plan have been revised to match the site
plan.
ENGINEERING:
1. The site drainage shown on the grading plan has been revised to indicate 0.7%
minimum slope. All slopes less than 1% exist only on concrete surfaces. We
propose that the entire rear and side trucking yards be constructed of concrete
paving.
2. Urban pollutant mitigation will be provided for at a later date during grading permit
approval process.
PRELIMINARY LANDSCAPE PLAN
1. Water conservation notes have been added to the preliminary landscape plan.
2. Outdoor tables have been provided on the enlarged outdoor eating area plan.
3. Landscape planters with shrubs have been provided in front of the outdoor eating
area to screen parking from view.
I certainly hope that I have answered all the items of concern to your satisfaction in order
that we may be able to conclude the PIP permit process. I would appreciate your
attention to this matter in order that a permit can be issued prior to the September 6,
