RE: PIP 91-2 - H.A. LAVEZZI DISTRIBUTING CORPORATE HEADQUARTERS
This is to inform you that the items previously requested to make your Planned
Development Permit, application no. PIP 91-2, complete have been received and reviewed
by the Planning Department. It has been determined that the application is now complete
for processing. Although the initial processing of your application may have already begun,
the technical acceptance date is acknowledged by the date of this communication.
Please note that although the application is now considered complete, there may be issues
that could be discovered during project review and/or environmental review (see attached
list of issues). Any issues should be resolved prior to scheduling the project for public
hearing. In addition, the City may request, in the course of .processing the application, that
you clarify, amplify, correct, or otherwise supplement the information required for this
application.
The Planning Department will begin processing your application, as of the date of this

ISSUES OF CONCERN
NO. PIP 91-2 - H. A. MVEZZI DISTRIBUTING CORPORATE HEADOUARTERS
PLANNING:
1. Standard parking spaces are 20’ in length. A 2.5’ overhang is permitted only when
the overhang does not encroach into the required side or rear yard setbacks.
Standard spaces shown along the rear property line include a 2.5’ overhang which
encroaches into the required lo’ setback. Revise the site plan to show the full 20’
of length for these spaces outside the setback. The space adjacent to the planter
requiring an additional 5’ of back-up distance cannot be accommodated at this
location.
Change the Site Notes on Sheet 2, Item 9, as follows:
Compact spaces are 8’ x 15’ with no overhang.
2. Page 15 of the Carlsbad Oaks Specific Plan calls for solid concrete or masonry walls
to screen equipment including delivery trucks. The delivery truck parking area
must be screened with a masonry wall; the proposed black vinyl coated chainlink
fence around the remainder of the lot with heavy landscaping to screen is
acceptable. Resubmit plans showing the continuation of the masonry screen wall
facing Loker Avenue along the northern property line to the end of the truck
parking area. The wall shall be stepped down from 12’ to 8’ (include a detail of the
stepped design on the plans).
3. The painted concrete accent with sand blasted aggregate as shown on the attached
print is an acceptable alternative to your proposal. Please resubmit plans showing
this combination of sandblasted aggregate and painted concrete on the side and rear
building elevations.
4. On Sheet 5, Sections A and B are provided, however, the locations of these sections
has not been identified on the site plan. Please indicate the locations on the site
plan.
5. It will be necessary to reduce the visual impact of the proposed 12’ screen walls
facing Loker Avenue with landscaped berms (maximurn 3:l). Resubmit plans
showing berms at these locations. This will require the relocation or elimination of
the 5 parking spaces proposed along the northern property line. Please return the
Landscape Plan check print with your next submittal; landscape plans will not be
reviewed by our Landscape Consultant until the check print is returned.)
6. There is area available to provide the full 20’ parking spaces with no overhang
along the south side of the building. This change will allow the full utilization of
the 5.5’ wide planter.
7. Provide a graphic detail of the proposed security gates. The gates shall be a solid
metal material which is architecturally compatible with the building and screen wall.
To visually enhance the screen wall, the Planning Department is recommending that
pilasters be added on each side of the gates (see attached check print of Sheet 7).
8. All plans must be consistent; the delivery truck spaces which were deleted on the
site plan must also be deleted from the grading plan.
1. Site drainage is not to City Standard of 1% minimum grade. Several areas have
0.70% and one area near loading docks have 0.50% grades.
2. The site plan shows no provision for urban pollutant mitigation.
