Preliminary review of your project was conducted on Friday, May 24, 1991. Listed below are the
issues raised by staff. Please note that the purpose of a preliminary review is to provide you with
direction and comments on the overall concept of your project. The prelunmary review does not
represent an in-depth analvsis of your project. Additional issues of concern may be raised after your
application is submitted and processed for a more specific and detailed review.

1. Due to the limited amount of information provided about the proposed use, staff cannot
provide comments on whether the use or intensity is acceptable.
2. The provisions of propane tanks would require Fire Department approval. Applicant should
contact the Fire Department prior to any further review.
3. Should the proposed use be allowable, all required parking must be provided per code
standards, and aisle widths must be adequate for maneuvering.
4. The project must comply with all requirements of Specific Plan 200 for setbacks, parking,
and landscaping.
5. The project must include, and plans must show, employee eating areas per Section
21.34.060 of the Zoning Ordinance.
6. Show truck (407D) turning movements on applicatiordsite plan at the most southerly
entrance. Turning movements appear to be adequate at other places.
7. Gas pumps with underground tanks will need to be located on the applicatiordsite plan.
Provide a self-contained drainage area around both the fill areas for tanks and vehicles.
Drainage will need to be conducted to a separator. Discharging the middle fraction of the
separator to sewer needs to be investigated.
8. The entire site parking area will need to drain to an urban pollution mitigation area. If you
have any questions about this or No. 9 below, contact the Engineering Department, Jim
Davis at Extension 4500.

9. Apply for a National Pollution Discharge Elimination System Permit (NPDES).
10. Where a vehicle has to back up along an obstacle (fence, wall, building or line of cars) a
5 foot clearance is required.
