The Planning Department has reviewed your Planned Industrial Pexmit, application no. PIP 93-01, as to its completeness for processing. The application is incomplete, as submitted. Attached are two lists. The first list is information which must be submitted to complete your application. This list of items must be submitted directty to your staff D~XI~X bv mintmat. All list items must be submitted simultaneousshr and a cm of this list must be included with vow submittals. No processing of your application can occur until the application is determined to be complete. The second list is issues of concern to staff. When all required materials are submitted the City has 30 days to make a determination of completeness. If the application is determined to be complete, processing for a decision on the application will be initiated. In addition, please note that you have six months from the date the application was initially filed, July 15,1993, to either resubmit the application or submit the required information. Failure to resubmit the application or to submit the materials necessary to determine your application complete shall be deemed to constitute withdrawal of the application. If an application is withdrawn or deemed withdrawn, a new application must be submitted. Indicate the height of the parapet wall on the roof plan. 2. Some clarification on the Public Facilities Fee Agreement needs to be addressed. If "McRoskeys" is more than one person we need their signatures on the last page of the agreement form and their names on the face sheet. If it is supposed to be a single individual, then we need the individual's full name on the face sheet. If the owner is representing a partnership, trust fund, etc., we need to have the name of the partnership or trust fund on the form. This clarification needs to be provided on an original and a copy of the PFF Agreement. 3. The Title Report must be current within the last 6 months. The policy date shown is October 3, 1985. According to the report, John W. McRoskey is the owner of said estate. The owner? name(s) needs to match that shown on the Public Facility Fee Agreement. ENGINEERING: 1. Please show the following on the site plan. 6 copies of the site plan, as well as all other revised plais, shall be submitted. 0 a vicinity map 0 date of plan preparation 0 average daily traffic (ADT) 0 grading quantities (cuVfill) 0 cross sections for Palomar Airport Road and Corte Del Abet0 0 project application type (PIP 93-1) ISSUES OF CONCERN PLANNING: 1. The lunch area by the loading docks is unacceptable. Without this area, 863 square feet of employee eating area is still missing on the plan. An alternative solution is to place the lunch area in the landscaped area near the cul-de-sac on the north side of the property (See suggested location on enclosed landscape plan). All tables and chairs shall remain outside of the required front and side yard setback. 2. Please make needed revisions to the comments on the enclosed landscape plan. Once the revisions are made, submit two copies of the plan to David Rick's attention in the Planning Department. PIP 93-01 - Republic Tool & Manufacturing Building August 4,1993 Pane 3 3. The note on all of the plans stating "Preliminary Plan: Subject to Change" needs to be removed. 4. Although not required at this time, a lighting plan and sign program will be needed before building permits can be issued. We will infonn you when these items are needed. ENGINEERING: 1. Please show typical parking stall dimensions (Minimum width is 8.5 feet). 2. Where will the project sewer connect to? A lateral is shown at the southeast comer of the property. Is this existing/proposed? 3. An existing waterline runs within the slope between the existing and proposed buildings; what is the depth of this waterline? What will the waterline do to the grade of the proposed driveway between the two buildings? 4. Please route sump drain at loading docks to urban pollutant mitigation system. Please make this change on the site plan and grading plan. 5. If the Preliminary Title Report identifies additional easements or restrictions on the property, please show them and indicate there future dispositions. 6. Indicate the times the entrance gates will be open and the times they will be closed. Will they be hand or mechanically operated? Please provide a letter to Mike Shireys's attention in the Engineering Department explaining operation of the gates.
