Listed below are the issues raised by staff. Please note that the purpose of a preliminary review is to provide you with direction and comments on the overall concept of your project. Because the proposed building is located in the PM Zone, a planned industrial permit will need to be processed prior to application for building permit. Application materials for the permit are located at the front counter of the planning department. Refer to Chapter 21.34 of the Zoning Ordinance regarding standards. 2. 4,815 square feet of outdoor eating area is needed. Rder to Zoning code section 21.34.070(3) and Administrative Policy No. 19 for pertinent regulations. The southwest comer of the lot appears to be the best location for the eating area. 3. The architecture of the building facing the cul-de-sac needs improvement. PossLbilities include using various textures, adding more windows, and recessing the building to eliminate the "boxy" appearance. 4. Visibility of the loading bays on the north elevation from Palomar Airport Road and the lots on the north side of Palomar Airport Road.is a concern. Additional landscaping and/or a decorative wall will need to be added in order to screen the bays. In your PIP application, provide a cross section of the property from the north side of Palomar Airport Road -to the proposed building to indicate the buildings visibility from the road. 5. Relocate the trash dumpster so that it is less visible from Corte Del Abeto. 6. A minimum of 10 percent of the lot inclusive of driveways but exclusive of required building setbacks needs to be landscaped. 7. Additional drainage slopes are needed (1% instead of .5%). 8. The driveway (off Corte Del Abeto and adjacent lot) should be designed with vexticle cur~e~ at 36' maximum width. 2075 Las Palmas Drive - Carlsbad.
