Preliminary review of your project was conducted on May 25,1995. Listcd below are the kues raised
by staff. Please note that the purpose of a preliminary review is to provide you with direction and
comments on the overall concept of your project. The Dreliminan review does not remesent an in-
deDth analvsis of vour Droiect. Additional issues of concern mav be raised aner your amhation 1.
1. The propod building addition which includes the first and secd floor storage areas and the
elevator requires an amendment of Planned Industrial Permit - 9342(A). As a reminder note for
any future amendment application, all building elevations rn- be illustrated to show compliance
with building height standards
2. The Planning Department calculates packing space demand for a project by gross floor area, which
constitutes the area within the building walls, including closet and utility anas, stairways,
comdors, bathrooms, and crawl spaces, therefore, the first floor am of the elevator must be
counted in the square footage totals for the propod building addition. The nqucsted building
addition (approximately 610 square feet) would created the demand for 3 additional onsite parking
spaces, based on the City’s Parking Ordinance requirement of one (1) parking space per every 250
square feet of grca floor area for a testarch and development land use.
The Planning Department does not support a variance from the lPS0 quam feet parking standard
and recommends that the additional parking spaces be placed at the west end of the long linear
parking area between the entrance gate and the end packing space.
3. The planning Department recommends that large two-story buildings maintain a fiftan (15) foot
setback from the top of slope, however, in this case, since only the comer of the propod
building addition encroaches two (2) feet into the fifteen (15) foot slope setback area, and the
building addition is not highly visible from public streets, the Planning Department can support
your request

Engineering:
1. Engineering Department staff are of the'understanding that Planning Department staff will require
three (3) additional parking spaces to be provided for this project. Due to site constraints, a
location where these additional parking spaces could be provided is directly west of and adjacent
to the existing parking spaces This location is acceptable to Engineering staff provided that a
minimum queuing distance of 20 feet is provided to the end of the southerly entrance gate (as it
swings open) of the entrance gate mechanism, which is now being shown.
2. A field review indicated that a curb opening which was supposed to be provided along the
southerly curb lii of the am= driveway to allow on-site drainage (which does not sheet flow
from the actual parking spaces) to discharge through the golf green, for pollutant elimination
purposes, was not provided As a condition of approval for this project amendment, this curb
opening will be requid
3. The security gates which an now being shown wen not shown on prior plans An these gates
proposed or currently constructed? Regardlcs, in accordance with City Stan- a minimum
20 feet queuing distance from the back of sidewalk (or rightd-way line if there is no sidewalk)
to the gate is required.
