The Planning Department has reviewed your Planned Industrial Permit Amendment, application no. PIP 93-02(B), as to its completeness for processing. The application is complete, as submitted. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. The City may, in the course of processing the application, request that you clarify, amplify, correct or otherwise supplement the basic information required for the application. In addition, you should also be aware that various design issues may exist. These issues must be addressed before this application can be scheduled for a hearing. The Planning Department calculates parking space demand for a project by gross floor area, which constitutes the area within the building walls, including storage and utility areas, stairways, elevators, corridors, bathrooms, and crawl spaces, therefore, the storage areas and the first floor area of the elevator must be counted in the square footage totals for the proposed building addition. The requested building addition (approximately 610 square feet) would create the demand for 3 additional onsite parking spaces, based on the City's Parking Ordinance requirement of one (1) parking space per every 250 square feet of gross floor area for research and development land use.
