P July 5, 1995 Mr. Jeff Gibson CITY OF CARLSBAD 2075 Las Palmas Drive Carlsbad, California 92009 Re: Callaway Golf - Test Facility 5860 Dryden Place Carlsbad, California Dear Jeff, Smith Consulting Architects Architecture and Planning I am writing to address one of the issues listed on the preliminary review PRE 95-16, dated May 26, 1995. Planning Item #2 is a calculation of the required parking for the above-referenced project. I am not in agreement with the calculations as presented, which indicate an additional three (3) parking stalls, for the following reasons: 1. The additional area added to the building is for storage of golf clubs and in a normal course of operation, will not be occupied. 2. This is a unique facility geared towards the specific uses of a golf club testing and R&D facility and as such, I believe should not be addressed as a standard spec building with one use throughout. In fac?, some of the spaces currently ca!culated as R&D are non- supervised mechanical testing areas. 3. My calculations indicate parking breakdown as follows (including the new area calculated as storage): Office/R&D: 6,948 s.f. @ 4/1,000 = 27.8 stalls Storage: 2,325 s.f. @ 1/1,000 = 2.3 stalls TOTAL 30.1 stalls Currently, we have 31 stalls of which we will lose one for a new van accessible parking stall leaving a total of 30 stalls. 5355 Mira Sorrento Place Suite 750 San Diego, California 92121 (619) 452-3188 Fax (619) 452-3907 Mr. Jeff Gibson CITY OF CARLSBAD July 5, 1995 Page Two 4.
