Listed below are the isus raised by staff. Please note that the purpase of a preliminary review is to provide you with direction and comments on the overall concept of your project The Dreliminan review does not remesent an in- deDth analysis of vow Droiect. Additional issues of concern mav be raised after Your aDDlication is submitted and Dmcessed for a more sDecifK and detailed review. 1. 'Ihe proposed building addition which includes the first and second floor storage areas and the elevator requires an amendment of Planned Industrial Permit - 9342(A). As a reminder note for any future amendment application, all building elevations must be illustrated to show compliance with building height standards 2. The Planning Department calculates parking space demand for a project by gross floor area, which constitutes the area within the building walls, including closet and utility areas, stairways, corridors, bathrooms, and crawl spaces, therefore, the first floor am of the elevator must be counted in the square footage totals for the proposed building addition. The nquested building addition (approximately 610 square feet) would created the demand for 3 additional onsite parking spaces, based on the City's Parking Otdinance requirement of one (1) parking space per every 250 square feet of gross floor area for a research and development land use. The Planning Department does not support a variance from the ln50 square feet parking standard and recommends that the additional parking spaces be placed at the west end of the long linear parking area between the entrance gate and the end parking space. 3. The Planning Department recommends that large two-story buildings maintain a fifteen (15) foot setback from the top of slope, however, in this case, since only the comer af the pmp06.ed building addition encroaches two (2) feet into the fifteen (15) foot slope setback area, and the building addition is not highly visible from public stnets, the PlaMing Department can support your quest 2075 Las Palmas Drive - Carlsbad. Engineering Department staff are of the understanding that Planning Department staff will require three (3) additional parking spaces to be provided for this project. Due to site constraints, a location where these additional parking spaces could be provided is directly west of and adjacent to the existing parking spaces This location is acceptable to Engineering staff provided that a minimum queuing distance of 20 feet is provided to the end of the southerly entrance gate (as it swings open) of the entrance gate mechanisn, which is now being shown. 2. A field review indicated that a curb opening which was supposed to be provided along the southerly curb linc of the access driveway to allow m-site drainage (which does not sheet flow from the actual parking spaces) to discharge through the golf green, for pollutant elimination purposes, was not provided As a condition of approval for this project amendment, this curb opening will be required. 3. The security gates which an now being shown were not shown on prior plans Are these gates proposed or currently constructed?
