The Planning Department has reviewed your Planned Industrial Permit, application no. PIP 93- 02(C), as to its completeness for processing. The application is complete, as submitted. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. The City may, in the course of processing the application, request that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. In addition, you should also be aware that various design issues may exist. These issues must be addressed before this application can be scheduled for a hearing. The Planning Department will begin processing your application as of the date of this communication. If Callaway does not own both of these properties, then an easement and maintenance agreement will be required for this proposed stairway between the property owners. 2. Provide a letter from a qualified soils engineer indicating that a stairway can be constructed on this slope. 3. The applicant may want to address the parking spaces at the top of the stairway. For example, one parking space may have to be relocated to provide for pedestrian access to the stairway. 4. Show the location of the 200’ San Diego Gas and Electric (SDG&E) easement, and indicate the future disposition of this easement. 5. Show the location and identify the easement holder of the 15’ tree trimming easement, and indicate the future disposition of this easement. 6. Show the location of the 20‘ City of Carlsbad drainage easement and indicate the future disposition of this easement.
