The Planning Department has reviewed your Planned Industrial Permit, application no. PIP 93-03, as to its completeness for processing. The items requested from you earlier to make your Planned Industrial Permit, application no. PIP 93-03 complete have been received and reviewed by the Planning Department. It has been determined that the application is now complete for processing. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. Please note that although the application is now considered complete, there may be issues that could be discovered during project review and/or environmental review. Any issues should be resolved prior to scheduling the project for public hearing. In addition, the City may request, in the course of processing the application, that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. Thank you for indicating the truck well percent grade in your letter to staff, however, as previously requested, please indicate this gradient on the Site Development Plan (SDP). Additionally, on the conceptual grading plan, please change the 84.7 feet Top of Wall (TW) elevation designation to Bottom of Wall (BW). Drainaze 2. Discrepancies exist between the SDP and grading regarding the existing modified type "F" catch basin. Is this existing basin going to remain? If so, please show it on the grading plan. Or, is the new catch basin, which is shown on the grading plan, actually the existing catch basin relocated; or, is the existing basin removed and salvaged and the new catch basin constructed? Please verify and show consistent drainage designs on both the SDP and grading plan. 3. The grading plan still indicates that a D-25 curb drain is intended to be utilized for drainage purposes, however, your letter to staff states that this will be deleted. Since existing underground storm drain can still be utilized to drain the site, again, please delete this D-25 curb drain. 4. Regarding National Pollutant Discharge Elimination System (NPDES) criteria, thank you for labeling the area where a vegetated swale will be located to help mitigate urban pollutant runoff. However, the City currently requires a functional design to actually be shown on the SDP. For this project, please show the following on the SDP: 0 Show actual vegetated swale. 0 Show a cross-section of the vegetated swale. 0 Show drainage patterns from the parking area to the vegetated swale. 0 Show how'runoff will flow into the vegetated swale, i.e., curb cuts, drains, etc. Additionally, the NPDES additions to the SDP should also be consistently shown on the landscape and grading plans. The current plan indicates that ru,noff will not be directed into the vegetated swale. Please revise these plans. Land Title 5. As previously requested, please provide copies of Preliminary Title Report (PTR) Item Nos. 5 and 6, PTR Item No. 4 does not have to be provided, and plot any associated easements. Indicate the easements future disposition on the SDP. Referring staff back to the PTR is unacceptable. Attached is a second set of redlined check prints. These check prints MUST BE RETURNED with the revised plans to facilitate continued review.
