SUBJECT: PIP 94-04 - BLACKMORE AIRPORT CENTRE
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Planned Industrial Permit, application no. 94-04, as to its
completeness for processing.
The application is complete, as submitted. Although the initial processing of your
application may have already begun, the technical acceptance date is acknowledged by the
date of this communication. The City may, in the course of processing the application,
request that you clarify, amplify, correct or othewise supplement the basic information
required for the application. In addition, you should also be aware that various design
issues may exist. These issues must be addressed before this application can be scheduled
for a hearing. The Planning Department will begin processing your application as of the
date of this communication.
Please find attached a list of items regarding the application that need to be corrected.

The Public Facilities Fee agreement needs to be changed so that the agreement is
between Allen Blackmore and the city or The Blackmore Company and the city. The
agreement now reads Allen J., Blackmore - The Blackmore Company and the notary
is only for Allen J. Blackmore as owner. Stating that Allen J. Blackmore is the
owner of the Blackmore Company on the notary would be acceptable. Basically both
the agreement and the notary need to match exactly. Attached is the original
agreement and a new blank copy.
The distance from the rearyard property line to the landscape setback on the
Grading and Utilities plan shown as ten feet should read twelve feet.
Submittal date should be November 23, 1994.
Place Planned Industrial (PIP 94-04) number on plans.
The calculations for the parking spaces required need to be rounded up to the next
whole number. (Site Plan)
Remove the word “PRIVATE” from the note from the conceptual grading plan
regarding the construction of the driveway apron. These improvements are within
the public right-of-way.
A maintenance program for the gravel drainage filter will need to be provided and
approved by the city engineer. This is not needed at this time but will be a condition
of project approval.
Provide on the site plan the proposed truck access turning radius for the two
proposed knock-out panels. If access cannot be provided, delete the proposed panels
or change the knock-outs to other than truck size access panels.
