Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Planned Industrial Permit, Application No. PIP 94-05, as
to its completeness for processing.
The items requested from you'earlier to make your Planned Industrial Permit, application
no. PIP 94-05 complete have been received and reviewed by the Planning Department.
It has been determined that the application is now complete for processing. Although
the initial processing of your application may have already begun, the technical
acceptance date is acknowledged by the date of this communication.
Please note that although the application is now considered complete, there may be
issues that could be discovered during project review and/or environmental review. Any
issues should be resolved prior to scheduling the project for public hearing. In addition,
the City may request, in the course of processing the application, that you clarify,
amplify, correct, or otherwise, supplement the basic information required for the
application.

NO. PIP 94-05 - ASYMTEK LOT 9 CARLSBAD AIRPORT BUSINESS CENTER
1. Please revise the summary table to reflect existing/proposed zoning (PM). The
correct zoning designation was on the previous submittal, however, it was
replaced with the General Plan land use designation of Planned Industrial (PI).
Both the existing/proposed General Plan land use designation (PI) and
existing/proposed zoning designation (PM) are required on the site plan. Also,
please revise the summary table site address to reflect a Loker Avenue address.

As previously requested, please indicate on the grading plan the grading
quantities proposed for this project, including the number of cubic yards of cut,
fill, import and export. If no grading is proposed, then this should be noted on
the grading plan.
As previously requested, please indicate on the site plan the location of fire
hydrants within 300 feet of the site. If no fire hydrants exist, please note this on-
the site plan.
The plans indicate a driveway width of 28 feet. As noted previously on the check
prints, the minimum driveway width is 30 feet.
Please add a dimension indicating a minimum clear distance of 5 feet between the
proposed driveway and the existing SDG&E vault.
Provisions for drainage, are required for the future loading dock area. The east
and south building elevations indicate this loading dock area will have an
elevation lower than the remaining parking lot. Please indicate on the grading
plan how this area will drain. If the loading dock grading improvements are not
planned with initial construction, please clarify this on the site plan and elevations.
The building elevations indicate that trucks parked at either end of the future
loading dock will be parked on an angle, which is unacceptable. Please revise
plans accordingly.
This project is to comply with the City’s requirements for the National Pollutant
Discharge Elimination System (NPDES) permit. This permit requires the project
to provide best management practices to reduce surface pollutants to an
acceptable level prior to discharge. Please indicate on the plans as to how this
requirement will be met.
Attached is a redlined check print set of the project. Please return this set with
the corrected plans to assist us in our continued review.
