Preliminary review of your project was conducted on December 8, 1994. Listed below are he issues
raised by staff. Please note that the purpose of a preliminary review is to provide you with direction and
comments on the overall concept of your project. The Dreliminarv review does not rewesent an in-
deDth analvsis of your Droiect. Additional issues of concern may be raised after your aDDlication
is submitted and Dmcessed for a more swcifz and detailed review.

Based on 5000 4uare feet of office, at one parking space per 250 square feet, and the remaining
portion of the building as manufacturing, at one space per 400 square feet, the total parking
requirement is 72 spaces. Further definition of the use of the building will allow for a more
specific determination of the parking requirements
The plan shows a combined employee eating area in exces of the minimum requirement.
Although the numbers look good it is unclear if the area at the front of the building will be
sufficiently screened from the public right-f-way to be considered “private”.
Please be aware of the Americans with Disabilities Act requirements of providing handicapped
access to the public strcet right-of-way.
The future loading dock shown on the plans does not work within the confines of the area given.
The loading dock must work without conflicting with landscaped areas and/or parking stalls.
Please refer to the Carlsbad Airport Centre Specific Plan for development standards.
Additional truck turning radii should be plotted on the site plan to assure that a 42’ vehicle can
safely circulate and maneuver into the proposed loading area on the west side of the building.
The truck turning arta for the future loading dock cannot encroach into parking stalls.
Additionally, the plans are unclear as to the configuration of the future loading dock
While no drainage slopes are shown, the City recommends a minimum 1% slope in the parking
lot.
A clear distance of 5’, for the backing up of vehicles, is required for those parking stalls located
in the comer of the end of a parking aisle.

10. If this project is formally submitted for a discretionary permit, it will be subject to comply with
the National Pollutant Discharge Elimination System (NPDES) permit. 'Ihis permit requires the
project to provide best management practices to reduce surface pollutants to an acceptable level
prior to discharge. The plans should indicate how this requirement will be met.
