The Planning Department has reviewed your Planned Industrial Permit, application no. PIP 95-05, as to its completeness for processing. All of the items requested of you earlier have not been received and therefore your application is still deemed incomplete. Listed below are the item(s) still needed in order to deem your application as complete. This list of items must be submitted directlv to vow staff planner by aDpointment. All list items must be submitted simultaneouslv and a CODY of this list must be included with vour submittals. No processing of your application can occur until the application is determined to be complete. When all required materials are submitted the City has 30 days to make a determination of completeness. If the application is determined to be complete, processing for a decision on the application will be initiated. In addition, please note that you have six months from the date the application was initially filed, February 15, 1995, to either resubmit the application or submit the required information. Failure to resubmit the application or to submit the materials necessary to determine your application complete shall be deemed to constitute withdrawal of the application. If an application is withdrawn or deemed withdrawn, a new application must be submitted. PIP 95-05 - DAILY INDUSTRIAL BUILDING PLANNING 1. Please submit 3 copies of an updated Preliminary Title Report (current within the last six months). The title insurance policy received on July 10 cannot substitute for a title report. ENGINEERING: 1. Please submit an updated title report. ISSUES OF CONCERN PLANNING: 1. Staff notes that the resubmitted sheets, although revised, did not show a revision date in legend as required. Please be sure that any future submittals reflect an appropriate drawing revision date. ENGINEERING: 1. 2. 3. 4. 5. One area of the parking lot indicates a grade of 0.05%. We suggest that the grades be adjusted so that all areas have a mihimum grade of 1.00%. Please show curb openings or indicate on the grading plan how runoff from the paved area will flow to the landscaped areas. It is unclear as to how runoff will be directed to the inlet in the general area of the eating terrace. To properly mitigate or remove pollutants from runoff from the paved areas, the proposed grass- lined earthen ditch should be lengthened along the west side of the building. We suggest replacing half of the proposed pipe with additional grass-lined earthen ditch. Additionally, the landscape plan does not indicate the grass-lined earthen ditch. The plans should indicate the location of the outlet pipe for the proposed sump pump in the loading dock area. The driveway shows a grade of 15.5%. City standards allow a maximum 12% driveway grade.
