Thank you for applying for Land Use Permits in the City of Cartsbad The Planning Department has reviewed your Planned Industrial Permit, application no. PIP 9507, as to its completeness for processing.
The application is incomplete, as submitted Attached are two lists. The first list is information
which must be submitted to complete your application. This list ditems must be submitted direetly
to vow staff DIanner by amointment. All list items must be submitted simultancouslv and a corn
of this list must be included with vow submittals. No processing of your application can occur until
the applicationis determined to be complete. The second list is issues of concern to staff. When
all required materials are submitted the City has 30 days to make a determination of completeness. If the application is determined to be complete, processing for a decision on the application will be initiated In addition, pkaoe note that you have six months from the date the application was initialb filed, Juiy 24,1995, to either resubmit the application or submit the required information.
Failure to resubmit the application or to submit the materials necessary to determine your
application complete shall be deemed to constitute withdrawal of the application. If an application
is withdrawn or deemed withdrawn, a nem application must be submitted

LIST OF ITEMS NEEDED TO COMPLm APPLICATION:
PLANNING:
1. Provide specifics for the furniture and amenities of the outdoor eating areas.
2. Indicate the location of the compact parking spaces.
3. Illustrate haw all roof mounted equipment will be screened.
ISSUES OF CONCERN
1. Because the proposed project is a speculation building, the identified uses (office,
manufacturing, and warehouse) must be stipulated on a recorded deed restriction.
The purpose of the restriction is to guarantee that uses will not occupy the building
which collectively will require more parking than will be available.
2. Screen walls and additional palm planting should be incorporated into the outdoor
eating areas #2 and #4.
3. The east planter area adjacent to the building should be widened and meandering
sidewalks should be provided within both the east and west building adjacent
landscape areas. Pedestrian access around the site should be available which does
not require walking in the drive aisles.
4. Trasb enclosures should have a separate pedestrian access. Also, please provide evidence that the number of trash enclosures proposed will be sufficient to
accommodate all of the potential users of the building.
5. In order to screen the roof from the adjacent Palomar Airport Road and El Fuerte
Street, 8 6ivc foot extension of the parapet wall should bq provided along the west
elevation and the westerly 200 feet of the south elevation.
6. "he building is vely long. Additional articulation, use of materials and colors can
be 'used to break the linear mass. Suggestions include greater variation in the line
of the parapet and a creative use of glass color to create patterns and/or three
. dimensional shapes. (see the attached plans) '
7. Interior employee eating areas must be shown. Each suite should provide a
proportionate share of the interior space required.

1. Trucks turning out of the westernmost truck bay in the rear of the building will
impact the parking stalls, as shown on the grading and site plan. We suggest locating
compact parking stalls in this area.
2. Pollutant mitigation is required for drainage from the truck bays prior to discharge
into the storm drain system. Also, please provide a detail or cut sheet of the
proposed oil and grease interceptor.
3. Several areas of the parking lot indicate a grade of 05%. We recommend that the grades be adjusted so that all areas have a minimum grade of 1.0%.
4. Please indicate on the plans an easement for the water line.
5. Please return the attached set of redlined plans with your corrected plans to assist
in continued review.
