COMPLETENESS REVIEW AND INITIAL ISSUES STATEMENT
CARLSBAD OAKS LOTS 23 AND 38, PIP 95-07
The Engineering Department has completed its review of the subject project for application
completeness. The application and plans submitted for this project are complete and suitable
for further review.
In addition, the Engineering Department made a preliminary review of the project for Engineering
issues. Engineering issues which need to be resolved or adequately addressed prior to
conditioning of the project are as follows:
1. Trucks turning out of the westernmost truck bay in the rear of the building will impact the
parking stalls, as shown on the grading and site plan. We suggest locating compact
parking stalls in this area.
2. Pollutant mitigation is required for drainage from the truck bays prior to discharge into the
storm drain system. Also, please provide a detail or cut sheet of the proposed oil and
grease interceptor.
3. Several areas of the parking lot indicate a grade of 0.5%. We recommend that grades
be adjusted so that all areas have a minimum grade of 1 .OO%.
4. Please indicate on the plans an easement for the water line.
Attached is a redlined check print set of the project. Please forward this plan set to the applicant
for corrections and changes as noted. The applicant must return this plan set with the corrected
plans to assist us in our continued review.
