PLANNING ITEM 1. See Landscape Plan Sheet CLP-1 for specification of outdoor furniture and amenities at 2. See Site Plan Sheet 2 for location of compact spaces. 3. See Site Plan Sheet 2 for detail of proposed roof mounted equipment screen. the outdoor eating areas. PLANNING ITEM 1. Providing a recorded deed restriction for this property in regard to the proposed breakdown of its identified uses (office, manufacturing and warehouse) and their associated parking requirements, is unnecessary to guarantee that the future use of this project does not exceed the available parking. The City is already guaranteed compliance of this through the PIP process and the review of all future tenant improvements through the Building and Planning Departments, which require parking space analysis as a standard requirement of the permit process. 2. See Site Plan Sheet 2 and Landscape Plan Sheet CLP-1 for seat walls and additional planting at outdoor eating areas #2 and #4. 3. See Site Plan Sheet 2 and Landscape Plan Sheet CLP-1 for additional landscaping at east side of building. Meandering sidewalks in these side areas are not necessary, since most users will access the front and rear of the building through the interior space. 4. See Site Plan Sheet 2 for revised trash enclosure with pedestrian access. Based on past experience, the size and number of trash enclosures should be appropriate for the anticipated uses. Screening of the roof from Palomar Airport Road and El Fuerte will be very difficult to achieve using building parapets due to the grade elevation difference between the street and the building, which allows persons passing by to look down onto the roof. The existing landscaping along the setback offers the most effective screening at this location. Additional landscaping shall be added to infill any "holes" in this visual barrier. 6. The design of the building's elevation has taken into consideration the articulation, use of materials and colors necessary to break the linear mass of the building. The desire of the owner and designer was to create a modern, clean design which would be compatible with the neighboring buildings, as well as an asset to the City, which would attract potential tenants. The street face of the building steps out at angles with colored reflective glass creating inviting entrances into the building. In addition, there are recesses at the ground floor, as well as concrete vertical elements that break both the parapet line and project out horizontally to contribute to the reduction in the linear mass of the building. In keeping with the overall design of the building, we do not feel creating patterns in the glass would be necessary. 7. See Floor Plan Sheet 3 for location and size of possible future interior employee eating areas. ENGINEERING 1. See Site Plan Sheet 2 for relocated compact stalls to increase truck maneuverability in the southwest portion of the building. 2. See Civil Plans C-1 for corrections.
