The Planning Department has reviewed your Planned Industrial Permit and Non-Residential Planned Unit Development, application nos. PIP 95-08/PUD 95-02, as to its completeness for processing. The application is incomplete, as submitted. Attached are two lists. The first list is information which must be submitted to complete your application. This list of items must be submitted directly to vour staff Dlanner bv amointment. All list items must be submitted simultaneouslv and a CODY of this list must be included with Your submittals. No processing of your application can occur until the application is determined to be complete. The second list is issues of concern to staff. When ail required materials are submitted the City has 30 days to make a determination of completeness. If the application is determined to be complete, processing for a decision on the application will be initiated. In addition, please note that you have six months from the date the application was initiallv filed, September 5, 1995, to either resubmit the application or submit the required information. Failure to resubmit the application or to submit the materials necessary to determine your application complete shall be deemed to constitute withdrawal of the application. If an application is withdrawn or deemed withdrawn, a new application must be submitted. PIP 95-08/PUD 95-02 PLANNING: 1. Please add to the summary table the required square footage of eating area. 2. Please denote on plans the square footage of each proposed eating area on the plans as well as the proposed amenities to be provided within the eating area. If possible, an eating area should be provided on the east and west sides of the project. 3. Please indicate on the plans whether there are any fire hydrants within 300 feet of the project site. 4. Clearly show parking stall and isle dimensions and truck turning radii for all parking areas. 5. Please indicate on the Landscape Plans maintenance responsibility (private or common) for all areas. Also, please include a water conservation plan on the landscape plans. 6. Provide roof plans (plan view) indicating the location and height of roof appurtenances, vents, mechanical equipment etc. 1. The Engineering issues will be sent in a separate letter covering the proposed Minor Subdivision (MS 95-05). ISSUES OF CONCERN PLANNING 1. Please indicate on the plans, the parking requirements for office and manufacturing uses as proposed. Based on the plans, approximately 1,720 square feet of office (430 sq. ft. per building) and 28,312 square feet of manufacturing area are proposed. Based on these figures a total of 78 parking spaces are required. Please note that this project will be deed restricted for parking based on the proposed uses. Parking on the site is minimal, any user wishing to have more than 430 square feet of office will be required to process a PUD amendment to adjust the parking. 2. Please emure that trash receptacles are designed to City standards and screened with a 6- foot wall. Please note that the building code requires separate restrooms for uses generating more than four employees. Please revise plans to meet building code requirements. The Landscape manual requires that at least one tree be planted for every five parking spaces within the parking lot. There does not appear to be enough trees provided within parking areas. Please check parking area landscaping and make any changes as warranted. The proposed project is located within a business parkwith high development standards. To improve project design, staff recommends that the reveals and tile be provided on both the right and left sides of the structures and that additional landscaping be provided within the parking areas. Also, please identify the color of the proposed reveals on the buildings. The site is very congested as designed. Driveway isles are too narrow, truck turning radius are tight and, only minimal landscaping is provided on the developable portion of the site. To open up the site at least one of the buildings on Lots 3 and 4 should be reduced in size. The additional area could be used for landscaping and possibly additional parking. The parking stall with the drainage inlet on Parcel 1 appears to encroach into the required 10' side yard setback. Parking stalls are not permitted to encroach into required yards. Please revise plans as appropriate. 1. The Engineering issues will be sent in a separate letter cavering the proposed Minor Subdivision (MS 95-05).
