Discretionary permits on the subject property include an 8-lot subdivision (CT 95-04), a Non- Residential Planned Unit Development (PUD 95-03) and a Planned Industrial Permit (PIP 95- 09). As approved, the required parlung for each building is provided on each corresponding lot. Each lot includes adequate parking to accommodate the specific mix of uses (manufacturing, warehouse and office) as shown of the approved tentative map and site plan. Manufacturing is the primary use approved for each lot. The project has been conditioned to ensure that any future tenant improvements that vary from these approved mix of uses, comply with the City parking standards (1 space /250 SFOffice, 1 space /400 SF Manufacturing and 1 space /lo00 SF Warehouse). The intensification of the approved predominantly manufacturing land uses to add more office space per lot, shall require that additional parking be provided. Your request to increase project parking by leasing land from the County of San Diego for a period of 30 years will require the processing of a Conditional Use Permit and a Planned Industrial Permit Amendment.
