1. The location of driveways opposite the site are not shown and this makes
support of their locations uncertain for this preliminary review.
a. The southerly driveway location is potentially acceptable. This is
because there would be no left turn conflicts into the opposite
driveway.
b. The northerly driveway will need to be located a minimum of 150 feet
from the driveway on the opposite side of Locker Avenue in order to
avoid left turn conflicts.
2. The site plan does not show proposed top0 or surface elevations. Therefor
only general comments can be made concerning drainage.
a. The project will need to meet the City’s National Pollution Drainage
Elimination System (NPDES) requirements.
b. The City Standard minimum grade is one percent.
c. Because the building is proposed to be close to the connection to the
public storm drain system, a storm drain channel or piping system
around the building may be required. However most of the drainage
from the parking lot should flow through earth or vegetated swales for
NPDES purposes.
