Description/Explanation. The proposed project is a speculative manufacturing building of approximately 102,297 square feet. The building has been sited as to minimize the impact of the loading area, while still allowing easy access for trucking and maximize the street frontage of office use. Because of the speculative nature of the structure, we have allowed for a 30’ clear height for storage and in addition parking to allow for major manufacturing and office uses. LAND USE: Focus is on determining the compatibility of the proposed land use with the existing general plan and zoning designations, determining whether staff could support a general plan amendment or zone change, and determining compatibility of the proposed land use with surrounding land uses. ARClIITECTURE: Focus is on establishing quality architecture and checking its compatibility with the surrounding area and against any applicable guidelines or plans.
