The proposed driveways need to consider the required minimum spacing (300') and conflicts with adjacent driveways. I have attached a driveway plan that shows the accepted locations of driveways within the specific plan for this project. The idea of sharing a driveway on Loker Ave. may resolve one driveway issue. Additional driveways on lots adjacent to this development should be shown. If the lot is vacant you could assume the location will correspond to the driveway plan. 2. The width of the driveways is 30' minimum. 36' wide should be used for this use considering the volume and type of traffic anticipated. 3. The multiple loading bays should be striped and identified. 4. Onsite drainage systems should incorporate NPDES standards. 5. Proposed grading including cut and fill or export quantities should be shown. 6. Although the proposed parking looks fine a standard detail for typical parking dimensions should be shown. 7. The existing sewer and drainage easements should be shown. The access holes or cleanouts should also be shown. I have attached a red - lined checkprint of the preliminary site plan for your use to help identify the issues we have raised. I have also attached ct this project.
