CA 92614 SUBJECT: PIP 97-05 - CARLSBAD II Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning Department has reviewed your Planned Industrial Permit, application no. PIP 97-05, as to its completeness for processing. The application is complete, as submitted. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. The City may, in the course of processing the application, request that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. In addition, you should also be aware that variouk design issues may exist. These issues must be addressed before this application can be scheduled for a hearing. The Planning Department will begin processing your application as of the date of this communication. There is conflicting information throughout the various plan sheets and the project description sheet with regard to the total square footage of the building which, in turn, results in conflicting information regarding the required and provided employee eating area and the required and provided parking. The total building square footage is shown as 89,575 sf on the project description sheet and the application form and as 89,391 sf on some of the plans le.g., Sheet Al.l). As a result of the differences in these two figures, the required employee eating area may be 5374.5 sf [as shown on Sheet A1.1) or 5363.46 sf (as shown on the Landscape plan sheet). Please reconcile the total building square footage calculations and employee eating area requirements and correct all of the appropriate sheets andlor forms so that the information is consistent. Sheet Al.l contains what appears to be an error in the parking requirement calculation. The parking requirement for 22,191 sf of warehouse use at 1 spacell000 sf should be 22.191 rather than the 22.38 shown. Staff notes your comment on the plans regarding the 25-fOOt driveway width for the current project as discussed previously with the Engineering Department. Staff is aware that this project is a "spec" building. Please note that any future uses for this building will be required to be consistent with the allowed uses for the site as identified by the Specific Plan (SP 200) and the P-M Zone regulations. Such uses will also be required to comply with all applicable performance standards contained in the SP. Please note that the industrial office park in which the project is to be located may have an architectural review committee or board which has more restrictive standards of development than current City regulations. While the City does not enforce such private requirements, we do suggest that you contact any existing committee or board in order to avoid potential future conflicts/problems. Please add the project application number "PIP 97-05" to the upper right-hand corner of the plan sheets. The Landscape Plan sheets should be revised to include the following information: a. the quantity of shrubs to be planted (as was done for the number of trees); b. the estimated yearly required amount of supplemental irrigation per Zone; and, landscape areas. C. identify the landscape maintenance responsibility (private or common) for all x - , 8 Please note that, on your final Landscape Plan, you will be required to provide trees in parking areas at a ratio of 1 tree for each 5 parking stalls. These trees may be grouped or dispersed throughout the parking area. 9. Please indicate on the plans the amount of earthwork required (cut, fill, import, and export amounts). Engineering: 1. No Engineering issues have been identified at this time.
