SUBJECT: PIP 97-06 - CARLSBAD CREST CORPORATE CENTER
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Planned Industrial Permit, application no. PIP 97-06, as
to its completeness for processing.
The application is complete, as submitted. Although the initial processing of your
application may have already begun, the technical acceptance date is acknowledged by
the date of this communication. The City may, in the course of processing the
application, request that you clarify, amplify, correct, or otherwise, supplement the basic
information required for the application. In addition, you should also be aware that
various design issues may exist. These issues must be addressed before this
application can be scheduled for a hearing. The Planning Department will begin
processing your application as of the date of this communication.

As specified in the report, Building 2, which is proposed for ofice, manufacturing,
interior noise levels can be mitigated to 50 CNEL and your letter indicating

and warehouse industrial uses, is partially located within the 75+ CNEL contour.
As previously indicated, this is inconsistent with the Airport Comprehensive Land
Use Plan which restricts industrial uses to maximum noise levels of below 75
CNEL. The City will therefore require SANDAG approval in writing prior to
issuance of a Planned Industrial Permit for the project.
The location of an outdoor eating area within the 75+ CNEL noise contour is not
appropriate; please relocate to an area somewhat screened from airport noise.
Show on the site plan or landscape plan the amenities proposed (tables,
benches, trash cans, etc.).
The project is. shown with a subdivision line separating Buildings 1NIB and 2,
and an application for a tentative parcel map (Minor Subdivision MS 97-08) is
currently under review by the Planning and Engineering Departments. The
proposed subdivision of the site would require the submittal of a minor Non-
residential Planned Development Permit application to be processed in
conjunction with the Planned Industrial Permit and Minor Subdivision. All three
applications would be contingent upon approval of each application and no
building permits could be issued until final map approval If the applicant wishes
to proceed with the Planned Industrial Permit independent of the minor
subdivision and non-residential planned development, the subdivision line must
be removed from all plan exhibits submitted for PIP 97-06.
Please add the following information to the Site Plan: a) (Title) Planned
Industrial Permit PIP 97-06; b) under Project Data Table - specify the % of
landscaping, the proposed employee eating areas; c) show all setbacks including
the required 30’ streetside setback from Camino Vida Roble, IO’ interior side
yard setback and 25’ rear yard setback; d) indicate the parking stall and isle
dimensions and truck turning radii for all parking areas. Also specify on the floor
plans the location and -area (square footage) of each proposed use (ofice,
warehouse, manufacturing) and the proposed at-grade doors.
Retaining walls up to 6’ in height are permitted to encroach into existing
manufactured slopes. The site plan indicates 4’ high retaining walls, however,
the grading plan indicates these walls will exceed 6’ at some locations. Please
reduce walls to no higher than 6’ at all locations.

Parking spaces encroach into the required 30’ setback from the southern
propem line/Camino Vida Roble. Please relocate parking spaces outside of the
required setback.
7. The architectural elevations for the southern and eastern building elevations do
not clearly identify the finished floor and building height. Please clarify since it
appears from the grading plan that the building pad will be elevated up to
approximately 5 feet along the southern and southeastern side by a landscaped
slope. Building height is measured from proposed grade.to the peak of the roof
at all points surrounding and within the structure.
8. Please provide an architectural elevation of the proposed trash enclosure which
must be constructed of solid concrete or masonry consistent with the proposed dce/ buildings.
9. All proposed roof equipment must be screened. The application submittal does
not include a roof $Ian and no roof equipment is identified. If any equipment is
proposed, please provide a roof plan identifying the location of the equipment
and a cross section illustrating the dimensions of the proposed equipment. Also, 8.1e a line of sight exhibit should be submitted illustrating that the equipment will not
be visible from any surrounding street or lot.
IO. If monument signs are proposed, please show the area and location (in
accordance with the Carlsbad Airport Center Specific Plan signage
requirements) on the site plan.
