A preliminary review of your project was conducted on April 3, 1997. Listed below are the
issues raised by staff. Please note that the purpose of a preliminary review is to provide
you with direction and comments on the overall concept of your project. The preliminary
review does not represent an in-depth analysis of your project. Additional issues of
concern may be raised after your application is submitted and processed for a more specific
and detailed review.

A 30-foot landscaped setback is required from Camino Vida Roble and Palomar
Oaks Way.
The proposed project does not meet ordinance parking requirements. Please
revise plans to reflect the following parking ratios:
Office 1 :250

The project site is located adjacent to Palomar Airport. The proposed project must
comply with the Comprehensive Land Use Plan (CLUP) for the airport. Noise
impacts to the property are estimated to exceed 75 CNEL on the site. The CLUP
for the airport identifies industrial uses as not compatible with noise impacts in
excess of 75 CNEL. Revise plans to move buildings out of the 75 CNEL noise
contour to the extent possible. Please contact the airport regarding potential
airport issues relating to the proposed project, including required FAA permits. An
avigation easement will be required on the subject site.
Landscaping on the project must comply with the City’s Landscape manual.

a. All rooftop equipment must be screened from Palomar Oaks Way and Camino Vida
Roble.
9. No elevations were submitted for the proposed project. The architecture must
comply with the Carlsbad Airport Center Specific Plan design standards. Building
designs are to include a variety of building materials and colors, include building
architectural accent features and varied building roof heights and roof overhangs.

This project will require a Minor Subdivision to divide th
lots. Additionally, a condition of this Minor Subdivision will be to record a Covenant
of Easement to assure that the proposed joint access will be provided and
maintained to both lots.
The site layout, as proposed, is unable to accommodate truck access and circulation
as required by City standards, which require providing access and circulation for a
42’ truck turning radius, in accordance with Figure 407E of the California
Department of Transportation Highway Design Manual. If loading docks are to be
included with this project, then the site must be able to accommodate a maximum
3-point turn for a standard size passenger vehicle.
Dead-end parking aisles with lengths that exceed 150’ are required to have turn-
around areas at the aisle terminus to accommodate a maximum 3-point turn for a
standard size passenger vehicle.
A tangent length of 50‘, measured from the curb face, is required at the proposed
driveway access on Camino Vida Roble.
Future plans should show the grade of the proposed driveway access on Palomar
Oaks Way. The maximum allowed grade is 12% along with sufficient sight
distance.
