Preliminary review of your project was conducted on November 10,1994 and November 21,1994. Listed
below are the issues raised by staff. Please note that the purpose of a preliminary review is to provide
you with direction and comments on the overall concept of your project. The Dreliminaw review does
not remesent an indeDth analysis of your Droiect. Additional issues of concern may be raised after
your amlication is submitted and Drocessed for a more sDecific and detailed review.
Planning:
1. Conformance with Carlsbad Municipal Code Section 2 1.34.010( 1) Building Height (copy
attached).
2. Conformance with Federal Aviation Regulations (FAR), Part 77 for McClellan-Palomar Airport
(copy attached).
Engineering:
1. For Site Plan 'A', turning radii should be plotted on the site plan to show the provision for access
and circulation for a 60' truck, per California Department Transportation Highway Design Manual,
Figure 407D. For Site Plan 'B', the regional radius is 42, per California Department of
Transportation Highway Design Manual, Figure 407E. It does not appear that semi's can exit
from dock high area without several maneuvers. This does not conform to required design
standards.
2. Parking stalls located at the end of parking aisles perpendicular to one another shall have a clear
distance of 5' for backing of vehicles.
3. Site Plan 'A' shows a dead end parking aisle in the front of the building. Please note that dead
end parking aisles are to have adequate turnaround space at the aisle te&us to accommodate
a maximum 3-point turn for a standard passenger vehicle.
4. It appears that the security gate on Site Plan 'A' will encroach into two parking stalls. Please
locate the security gate so it does not interfere with parking stalls.
5. Handicapped parking.stalls should be located so that disabled pedestrians do not have to cross a
traffic aisle to gain access to the building.

6. While no drainage rates are shown, please note that a minimum 1% slope is required for site
drainage.
