Our commitment is to provide a high quality project with an emphasis on building articulation and massing, grouped in a manner which creates a campus-like office complex. Generous Landscaping combined with enhanced paving/eating areas will be provided for outdoor employee activity. The responses are as follows: 1. 2. 3. 4. 5. The proposed site development shall comply with respect to the permitted uses and development standards stated in the Specific Plan. A non-residential Planned Unit Development application will be submitted in conjunction with the P.I.P. submittal. The entrance driveway will be reduced to 36 (maxfwdm) width. The building usage shall comply with the permitted uses (Sec. 21.34.020) in the PM Zone. The proposed site plan indicates four buildings located along top of slopes facing Camino Vida Roble and Palomar Oaks Way. Of these four buildings, only two of them are two stories. In both cases, each building maintains a minimum 15' setback from top of slope as well as at least 40 I back from property line (s) . Furthermore, each building will be highly articulated with recessed glazing C\WP50WIMED\09259001 JE -\ 6. 7. 8. 9. 10. 11. at the first floor, reflective glass, and intricate sand blasted concrete walls with slate tile accents. No building will exceed 35' in height. A properly maintained drainage swale shall be maintained wherever buildings encroach toe of slope(s). Local commercial trash collection companies have expressed to me that trash enclosures located a the end of the parking aisles as indicated on the site plan do not impose an inconvenience whatsoever. Trash trucks do not need a turnaround. A site distance triangle 25' back from curve radius shall be maintained at the intersection of Camino Vida Roble and Palomar Oaks Way per Engineering Department requirements. The entrance median will be designed to meet Engineering Policy No. 3. All parking islands will have rounded corners. All site drainage will be collected on site and discharged into below grade storm drain system per Engineering design criteria.
