Dear Anne:
We are resubmitting four (4) sets of updated plans which incorporate revisions based on
the Issues of Concern dated August 11, 1997, and Frank Jimeno's engineering
comments dated September 3, 1997. The following numbered responses correspond to
the numbered planning and engineering comments:
PLANNING
1. You indicated that SANDAG will be responding to you with an approval letter.
2. We have determined that the mini-park on lot 17 is within 1,000 feet of this

project, thus satisfying the requirement for outdoor eating areas. We will
continue to show the hardscape areas on-site, but they will not be labeled as
outdoor eating areas.
3. We have deleted the proposed future subdivision line from the drawings, and
this PIP application will no longer make reference to the subdivision. The minor
subdivsion and non-residential Planned Development Permit application may be
submitted independent of this application. The building@) will be designed with
code-compliant zero lot line wall construction, opening protection, parapets, etc.
4. We have added "Planned Industrial Permit PIP 97-06" to the site plan; indicated
the landscaping %; indicated all setbacks and indicated parking stall & drive
aisle dimensions and truck turning radii. On the floor plans we have indicated
the locations and square footages of each proposed use and the at-grade
loading doors.
5. On the site plan and grading plan, the perimeter retaining walls(and finish
grades) have been revised so they do not exceed six feet high.

site plan, we have shown the buildings on lot 40 (east) and lot 6 (south), whose
second floor occupants have sight lines to the roof screens. Buildings on lots
18 and I9 are a minimum of fifteen feet lower than lot 41 , so the roof screens
are effective, by inspection. The line of sight cross section on the site plan
sheet justifies our roof screen design for the line of sight from lot 40, which is
the "worst case" line of sight to lot 41. The equipment will not be visible from
any street (especially Camino Vida Roble) because their elevations will not
permit a sight line elevation that exceeds the top of the roof screens.
IO. On the site plan, we have shown a future monument sign on the planted slope
at the street corner. The dimensions and location within the setback comply
with city and Carlsbad Airport Centre design guidelines. The sign is shown for
information and entitlement purposes only.

The driveway at Palomar Oaks Way has been revised to show the requested
tangent alignment from the property line.
We have shown the driveway at lot 18 across Palomar Oaks Way from lot 41.
No other driveways occur across the streets from this site.
The driveway at Camino Vida Roble is skewed less than ten degrees from being
perpendicular to the street.
The grading plan now shows the vertical curves and contours at both driveways.
The entrances are shown as standard driveways instead of alley aprons.
The grading plan now shows the &foot triangular sight view corridors at each
side of the driveways. Caltrans sight distances have been met by this design.
The site plan has been revised to show a five foot back-up area behind parking
spaces at ends I corners of rows.
The site plan has been revised to show at-grade loading door locations that can
be serviced by medium size trucks with a 42 foot turning radius. Parking areas
at the rear of the building have been reconfigured to accommodate side-
loading.
The grading plan shows a 15-foot drainage easement along the north site
boundary. This is the only existing easement per the preliminary title report.
