PIP 97-06 - CARLSBAD AIRPORT CENTER - LOT 41
The Engineering Department has completed a review of the referenced project. The
Engineering Department will be recommending approval of the project subject to the applicant's
revision of the site plan to reflect the comments listed below and subject to conditions that will
follow this memo.

Revise the driveway entrance on Palomar Oaks Way to reflect the configuration
agreed in our meetings: 304 tangent from the face of curb at the north side and
204 tangent at the south side.
Please show all existing driveways across both streets.
Please verify that the driveway at Camino Vida Roble is perpendicular to the
street or is at a maximum ten degrees skewed from it.
Please show vertical curves at both entrances to accommodate the change in
elevation from the streets. Also please show a standard concrete driveway, not
an alley apron.
Please show a 25-foot triangular sight view corridor at each side of the
driveways, measured along the face of curb at the street and the driveway. This
sight view corridor must be free of any obstructions in excess of 30-inches in
height. Also verify that the Caltrans sight distances are met.
Provide a minimum 5-fOOt offset on both adjacent parking stalls located at right
angles to each other at the NE comer of the parking lot.
Revise the truck 'loading areas to reflect the configuration agreed in our
meetings.
Please show the easements as listed in the Preliminary Title Report.
A minimum slope of 1% is recommended for all parking lot paving to prevent
ponding of water.
It is recommended that wherever possible a curb and gutter be used at the end
of the parking stalls rather than a ribbon gutter at the center of the driveways.

1 1. Indicate how National Pollutant Discharge Elimination System criteria will be met.
Show parking lot water flow through vegetated swales or through a filtering
system prior to discharge into a storm drain. Also, any loading areas located in a
sump must have pump facilities to direct drainage to a pollutant mitigation area.
A red-lined check print is enclosed for the applicant's use in the final design. If you or the
