Wayne City of Carlsbad 2075 Las Palmas Dr. Carslbad, CA 92009 Re: Project Narrative Newton Drive Industrial Facility Industrial Developments international - Newton Drive, Carlsbad Dear Mr. Wayne: On behalf of Industrial Developments International, Hill Pinckert Architects, Inc. has prepared the following narrative in response to the City of Carlsbad's Planned Industrial Permit Submittal Package. We are currently working on plans to develop and build 165,298 SF speculative warehouse/manufacturing facility. The occupancy will be classified as U/S-l/F-l, with Type Ill construction This project is to be located in Carlsbad, at the end of Newton Drive cul-de-sac. The total site land area consists of approx. 16.1 1 acres. The overall building dimensions will be approx. 706' x 235' with office area located Northwest corner, Southeast corner and the middle of north side. The building will include a dock high floor with loading doors at the South side. Concrete tilt-up construction is planned with a steel roof structure and built-up roof over plywood d lear height to the bottom of the girders and trusses will be 30'. Overall building height will be appro 36' The truck yard on the South side will be screened with concrete tilt-up wall with cast-in-reveals to match the building design.
