Bradley Avenue El Cajon, CA. 92020 SUBJECT: PRE 97-55; ASYMTEK APN: 209-081-19 A preliminary review of your project was conducted on August 21 , 1997. Listed below are the issues raised by staff. Please note that the purpose of a preliminary review is to provide you with direction and comments on the overall concept of your project. The preliminary review does not represent an in-depth analysis of vour project. Additional issues of concern may be raised after your application is submitted and processed for a more specific and detailed review. Plannina: 1. It appears the building and site plan are being designed to be in conformance with the existing Specific Plan, the Planned Industrial Zoning, and compatible with surrounding development. It should be noted that any project which meets its parking demand at a less restrictive rate than one space per 250 square feet of gross floor area, will be deed restricted to reflect the proposed uses for which parking is provided. 2. Setback along Loker Avenue is allowed to be a minimum of 25’ and must average 35’. Rough calculation indicates setback averages 36.6’. Engineerinq: I. The proposed driveway on Loker Avenue, across from the existing Asymtek driveway has a serious sight problem looking to the West. The area shown adjacent to the parkway should be graded and landscaped to remain at grade. A flat grass covered parkway is recommended with slopes, trees, and bushes pulled back. The 330’ sight corridor is shown on the conceptual grading plan, the site plan, and the landscape plan. 2. Access to and from the proposed loading bays should be shown. If it is anticipated that a loading dock will be used a semi-truck turn template should be used. If on the other hand an at grade condition using only single unit trucks a standard truck template should be used. NPDES requirements for storm drains should be anticipated. With the use of a larger grass parkway, a grass filter requiring almost no maintenance could be used. Other facilities are available but cost and maintenance could be a factor. A minor condition at the rear of the proposed parking lot exists where 90 degree parking conflicts exist. The parking space on each side must be offset 5'. To better communicate, I have noted this on the conceptual Grading Plan. It appears that the site is being designed sensitive and conforming to the existing graded pad such that any grading will be part of the building plans. This incorporation will save both time and money.
