To facilitate this review I have attached a redline of the 1’‘ check (design by Hamann Construction). I have also listed our concerns below. Please incorporate these comments in your letter to the applicant. 1. 2. 3. 4. 5. 6. The sight distance from the main driveway is blocked by the existing 2:l slope to the west. The proposed grading plan identifies modification but is not clear on what type of modification that is proposed. Based on a design speed of 30 MPH the minimum distance to keep clear is 330’. Nothing over 30” (including landscaping) should encroach into this corridor. The proposed plan also includes a fire hydrant layout that should be run by the water district before plans and easements are prepared. A separate plancheck will be required for the loop water system to serve these hydrants. The design should include provisions for NPDES drainage. Grading looks O.K., except again the plan should identify the proposed cut and fill quantities. The proposed plan should follow the list of exemptions from the new grading ordinance, particularly section 15.16.060 “ Work exempt from a grading permit”. The parking plan needs to offset the proposed 90 degree spaces 5’ in both directions. I have sketched this detail on the checkprint. This issue only occurs in two places along the west side of the project. The truck access and loading appears to be at grade and not a dock or semi- truck access. If this is correct the plan only needs minor correction to allow for the truck bay closest to the trash enclosure access.
