HomeMy WebLinkAboutPIP 97-09; Asymtek Carlsbad Oaks Lot 19; Planned Industrial Permit (PIP) (4)TO: Senior Planner, Brian Hunter FROM: Associate Engineer, Clyde Wickham DATE: August 22, 1997 RE: PRE 97 - 55, ASYMTEK, LOT 19 CARLSBAD OAKS We have completed our review of the Preliminary Application identified above. We have only a few comments and ideas that will improve the design. With these items resolved we support the project as submitted. 1. The proposed driveway on Loker Ave. across from the existing Asymtek driveway has a serious sight problem looking to the west. The area shown adjacent to the parkway should be graded and landscaped to remain at grade. We recommend a flat grass covered parkway with slopes, trees and bushes pulled back. I have shown the 330’ corridor on the conceptual grading plan, the site plan, and the landscape plan. 2. Access to and from the proposed loading bays should be shown. If it is anticipated that a loading dock will be used a semi-truck turn template should be used. If on the other hand an at-grade condition using only single unit trucks a standard truck template should be used. Cal - Trans has 2 turn templates that will be usefull to show the path and turn manuvers, they are identified as 407 D and 407 E design templates. 3. NPDES requirements for storm drains should be anticipated. With the use of a larger grass parkway, a grass filter requiring almost no maintenance could be used. Other facilities are available but cost and maintenance could be a factor. 4. A minor condition at the rear of the proposed parking lot exists where 90 degree parking spaces occur. The parking space on each side must be offset 5’. To better communicate, I have noted this as on the conceptual Grading Plan. 5. It appears that because the site is designed being sensitive and conforming to the existing graded pad that a grading permit will be part of the building plans.
