HomeMy WebLinkAboutPIP 97-11; Sea Lion Commerce Center; Planned Industrial Permit (PIP) (5)November 3, 1997 TO: SENIOR PLANNER - BRIAN HUNTER FROM: Associate Engineer Land Use Review COMPLETENESS REVIEW AND INITIAL ISSUES STATEMENT PIP 97-1 1: SEA LION COMMERCE CENTRE The Engineering Department has completed its review of the subject project for application completeness. The application and plans submitted for this project are incomplete and unsuitable for further engineering review due to the following missing or incomplete items: 1. Clarify name of Owner/Applicant; should match Title Report. 2. Show correct street address for the project. 3. Show all existing or proposed public and private easements. Specifically, plot Title Report items No. 6,7, 12 and 13. 4. Show existing topographic contours within a 100 foot perimeter of the boundaries of the site. 5, Show existing cul-de-sac; full bulb and a portion of the straight street section. Also show all existing utilities. In addition, the Engineering Department made a preliminary review of the project for Engineering issues. Engineering issues which need to be resolved or adequately addressed prior to conditioning of the project are as follows: 1. The drainage design must meet Engineering Standards. Design must adhere to the provisions of the National Pollutant Discharge Elimination System. Specifically, show how you meet this requirement for the portion of the drainage not going through the grass lined swale. Show the grass line swale in the landscape plan, 2. Show the type of entrance driveway in the site plan to be the same as the one in the grading plan. Attached is a redlined check print set of the project. Please forward this plan set to the applicant for corrections and changes as noted. The applicant must return this plan set with the corrected plans to assist us in our continued review.
