' Description/Explanation. The proposed project will be located on Lot 35 in the Carlsbad Oaks East industrial park. Lot 35 is 5.7004 acres, and is located on Loker Avenue. An address has not yet been assigned. The proposed building would be used for light industrial, and has a first floor area of 73,621 sq. ft., an office mezzanine of 14,708 sq. ft., and a future warehouse mezzanine of 6,144 sq. fl. for a total of 94,473 sq. ft. The building would cover 30% of the site, and would be provided with 205 parking spaces , The building has six loading dock bays and two separate outdoor employee lunch areas. The projected use is for one tenant. The building construction technique is concrete tilt-up, with concrete slab on grade. The initial permit applications will be for the building shell and tenant improvements. The project owner is SOAP (CA) QRS 12-37, Inc. The project developer is Kelly Capital Corporation - (619) 458-1770. The project architect is Richard Yen & Associates - (619) 224-3605. The civil engineer is Flores Consulting Group - (619) 546-1626. The landscape architect and the structural engineer have not yet been determined.
