SUBJECT: PIP 98-01 - COhfPLIANCE WITH PALOMAR AIRPORT C.L.U.P.
A site plan for a Planned Industrial Permit is enclosed for your review. This project is a
proposed office building and is approximately 82,000 square feet in size. The project falls inside
the 60 CNEL noise contour within the Palomar Airport influence area. The project is located at
the Northeast corner of Loker Avenue West and Palomar Airport Road and is approximately
2,000 feet east of the Airport.
Your written comments concerning the project’s conformance with Palomar Airport’s
Comprehensive Land Use Plan, along with other factors that would assure compatibility with
airport operations, are appreciated. It would be helpful if comments are received by March 5,
1998.

Sideyard Interior Setback: Sideyard setbacks on interior lots shall be a minimum of 10
feet and shall be entirely landscaped and irrigated.
Employee Eating Areas: For multi-tenant projects, all of the area required for employee
eating must be located outside. No credit will be given for indoor eating areas in multi-
tenant projects.
Refuse enclosures should have a separate pedestrian access. Also, provide evidence
that the one trash enclosure proposed will be sufficient to accommodate all of the
potential users of the building.
Indicate that compact car spaces shall be clearly marked.
Provide line of sight sections from a'll sides of the proposed building to assure that any
future equipment installed on the roof will be properly screened.
Building Height: The maximum height of all structures shall be 35 feet. Proposed height
is shown at 36 ?4 feet.
Provide height, of parapet walls.
The landscape plancheck consultant, Larry Black, has performed a preliminary plan
check and made comments and corrections to the landscape concept plan. An
attached copy of the corrections is provided. Please make the appropriate corrections
as well as address the previous mentioned issues of concern.
