PIP 98-02 (A) complete have been received and reviewed by the Planning Department. It has been determined that the application is now complete for processing. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. Please note that although the application is now considered complete, there may be issues that could be discovered during project review and/or environmental review. Any issues should be resolved prior to scheduling the project for public hearing. In addition, the City may request, in the course of processing the application, that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. The name "Carlsbad Corporate Plaza" is currently being used by an existing development located on Paseo Del Norte. Therefore, you, will need to rename your project to avoid confusion. No more than 25% of the parking spaces may be provided as compact stalls. Please reevaluate the proposed color scheme for the building. For example, a brick veneer with a brown tone would be more compatible with the color of the granite. Please show the existing Coral Trees located along the east property line of the bank and at the Yarrow Drive entrance. These trees shall be maintained and shall be incorporated into the landscape plans. The parking layout shall be revised so that the existing Coral Trees can be incorporated into a planting island. The preservation of these mature trees far outweighs the loss of a few parking spaces. Additional specimen size Coral Trees should be added to frame the primary driveway entrance on Yarrow Drive. Mounding and additional trees (24 inch box) shall be incorporated into the shrubkree planting area adjacent to the north parking lot so that parked vehicles will be adequately screened from Palomar Airport Road. Also, please revise the cross- section to indicate the proposed height of the mounds, trees, and shrub masses. The Melaleuca Trees along Palomar Airport Road should be eliminated so that there is a greater visual emphasis placed towards the Coral Trees within the lawn area. Additional specimen Coral Trees should be added along this frontage at the established spacing. Please eliminate the Melaleuca from the planting palette and replace it with a species that is more complementary to the Coral Trees. Additional large shrubs should be located along the west side of the south property line to provide screening of the adjacent building roof top. New landscaping needs to be added to the entire slope on the south side of the Yarrow Drive entrance. The landscape should be complementary to the established theme on Yarrow Drive. Please note on the plans that large shrubs will be provided at the top of slopes to screen parked vehicles. Additional seating opportunities (benches or picnic tables) should be located within the outdoor employee eating areas. Show the location of trash receptacles. The trash enclosure on the bank site is shown in the wrong location. Will it be relocated from its current spot on your property to a new location? Please clarify on the plans. 12. Federal and State flags may be flown on the proposed flagpoles. If you are also proposing to fly a flag displaying a company logo, please be aware that approval of a sign program will be required, and that the maximum flag size is 4‘ x 6‘. Engineering: None.
