The application and plans submitted for this proposed project are considered complete with issues to be resolved prior to Engineering recommendation of approval. The following items that need to be addressed are: 1. 2. 3. 4. 5. 0 0 0 The proposed adjustment plat (different than Adj. #504) should be shown. Will the other portion of lot B have adequate trash, parking, circulation and utilities to serve the approved use? Will the previous PIP be amended? The reciprocal easements for circulation, access, and drainage must be shown / identified by note on the site plan. This PIP application should identify exactly what is needed to provide circulation, access, drainage and utilities to this project. The "not a part" should show / include all requirements of the previous plans and applications. Retaining walls, grading, and drainage improvements that are conditioned or supposed to be in place should be shown. The reference to parcel A, B, and C is confusing. This application is, if I am correct, for only one of the parcels, with a proposed adjustment. The cover sheet and application says this project is lot 7 of CT 8146. Technically it is Parcel "A of Adjustment Plat # 504, (certificate of compliance recorded document # 98-29957). Please show distance to any existing driveways and intersections which are located within 300' of the proposed project. The Engineer or Architect can use broken / lines to extend and provide distance information. The Civil Plan / C-I has a few notes that are misleading: Note #2 All grading shown per Dwg 355-2A. The existing 24" RCP from the west of building B on sheet C1 is shown to be removed on sheet A-I. The Drainage Study (rev. 11-3-97) identifies a capacity problem at the inlet below and replacement conditions for pipe as well as a IO' extension to inlet on Wright Place. There is a question that the proposed inlet improvement is uphill from the bypass drainage from Palomar Oaks Way. Please review the drainage study and revise or correct as necessary. Verify proposed design to remove the storm drain and any redirected downstream drainage system capacity. Attached is a red-lined check print of the proposed project for the applicants use in making the requested revisions.
