SUBJECT: Cornerstone Corporate Center - Lot 7 - PIP 98-03
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Planned Industrial Permit, application no. PIP 98-03, as to
its completeness for processing.
The items requested from you earlier to make your Planned Industrial Permit, application
no. PIP 98-03 complete have been received and reviewed by the Planning Department. It
has been determined that the application is now complete for processing. Although the
initial processing of your application may have already begun, the technical acceptance
date is acknowledged by the date of this communication.
Please note that although the application is now considered complete, there may be issues
that could be discovered during project review and/or environmental review. Any issues
should be resolved prior to scheduling the project for public hearing. In addition, the City
may request, in the course of processing the application, that you clarify, amplify, correct,
or otherwise supplement the basic information required for the application.

ISSUES OF CONCERN
Planning:
1. The 34 proposed compact parking spaces exceeds the maximum percentage (25%)
permitted per section 21.44.1 10 of the Carlsbad Municipal Code. Please revise the site
plan to provide a maximum of 33 compact parking spaces.

The proposed adjustment plat (different than Adj. #504) should be shown. Will the
other portion of lot B have adequate trash, parking, circulation and utilities to serve the
approved use? Will the previous PIP be amended? The reciprocal easements for
circulation, access, and drainage must be shownhdentified by note on the site plan.
This PIP application should identify exactly what is needed to provide circulation,
access, drainage and utilities to this project. The "not a part" should show/include all
requirements of the previous plans and applications. Retaining walls, grading, and
drainage improvements that are conditioned or supposed to be in place should be
shown.
The reference to parcel A, B, and C is confusing. This application is, if I am correct, for
only one of the parcels, with a proposed adjustment. The cover sheet and application
says this project is lot 7 of CT 81-46. Technically it is Parcel "A" of Adjustment Plat
#504, (certificate of compliance recorded document #98-29957).
Please show distance to any existing driveways and intersections which are located
within 300' of the proposed project. The Engineer or Architect can use broken/lines to
extend and provide distance information.
The Civil PlanlC-1 has a few notes that are misleading:

Parcels A & B are proposed to be adjusted as shown.
Please clarify what is Future Improvements Not A Part of this PIP (note on lower left).
The existing 24" RCP from the west of building B on sheet C1 is shown to be removed
on sheet A-1 . The Drainage Study (rev. 11-3-97] identifies a capacity problem at the
inlet below and replacement conditions for pipe as well as a 10' extension to inlet on
Wright Place. There is a question that the proposed inlet improvement is uphill from the
bypass drainage from Palomar Oaks Way. Please review the drainage study and revise
or correct as necessary. Verify proposed design to remove the storm drain and any
redirected downstream 'drainage system capacity.
