The revised site plan addresses the following items identified in Mr. Holzmiller’s letter dated March 19, 1998: I. 2. 3. 4. 5. 1. Planning - Issues of Concern As requested, two (2) copies of the biologist report referenced in the landscape plans (Sheet L1 Plant Material Legend) are attached. In response to concerns over the western parking area and retaining walls encroaching into native habitat, we have revise the site plan to insure both retaining wall and parking area remain within the boundaries of the existing graded pad. This was accomplished by shifting the parking lot and retaining wall four (4) feet to the east, away from the slope bank and native habitat area. This modification reduces the length of the wall by 28 feet while lowering the average wall height from 4.875‘ to 4.1 75’. Due to the amount of the site given over to slope banks and the requirements to avoid the natural habitat area while providing a fire suppression zone we believe it is impractical to provide on-site outdoor space given the direct proximity to a mini-park. We revised the trash enclosure area to conform to published guidelines. The client submitted plans to the Owner’s Association for review and a letter is forthcoming. Attached are eight (8) complete sets of plans including architectural, civil and landscape. Engineering - Issues of Concern We revised the main entry to the project to conform to redlined plans from the Engineering Department in order to avoid an awkward five-legged intersection. .
