A preliminary review of your project was conducted on March 12, 1998. Listed below are the
issues raised by staff. Please note that the purpose of a preliminary review is to provide you with
direction and comments on the overall concept of your project. The Dreliminarv review does
not represent an in-depth analvsis of vour Droiect. Additional issues of concern mav be
raised after vow application is submitted and processed for a more specific and detailed
review.
The issue raised that impacts the proposed development of the property the most is the large
retaining wall at the rear of the property. The retaining wall should be reduced to not exceed six
feet in height.
The elevations of the buildings should provide added architectural relief in the form of vertical
elevation changes as well as the horizontal projections provided to break up the long building
elevations. These should be along the Loker Ave. East and Palomar Airport Road elevations. It
is also suggested to provide additional tilt-up panels at the back of the buildings to screen the
loading areas from Palomar Airport road. This would be in addition to the proposed landscape
screening.
Landscape berming shall be provided to help screen the parking areas from the roadways. Please
refer the Specific Plan for details on design.
The double row of parking in front of building two should incorporate a couple of landscape
areas. These could be four foot diamond shaped planters that would not reduce the amount of
parking spaces provided.
Van Lynch has begun the review of the Planned Industrial Permit 98-06 and additional
comments will soon follow.
