Dear Greg:
Attached is the PIP resubmittal for the Carlsbad Oaks Lot 7 project. Included are
drawings (1 0 blueline sets), colored elevation (one copy) and 8 %” x 11 ” location map
(one copy). As requested, included with the drawings are roof plan and building
sections indicating roof mounted equipment and parapet screening. It is our
understanding that the submittal of the above mentioned items will determine the PIP
application to be complete.
In addition’ following is a list of responses to the “Issues of Concern” addressed in
Michael Holzmiller’s letter of 8 July 1999 (also attached).
Planning:
1. The proposed retaining wall located at the northern property line is revised to one
six foot high wall as approved by the planning staff on 10 September 1999. The
building and site are redesigned to fit the smaller pad area.
2. Breakdown of proposed uses is indicated on sheet A-I under Project Data along
with the revised parking requirements based on those uses.
3. The trash area has been relocated to the northwest corner of the site.
Engineering:
1. Parking spaces located directly in front of the driveway have been removed.
2. See sheet C-I for retaining wall elevations and section.
3. Spot elevations are provided at the loading on both sheets C-I and A-2. Truck
circulation and turning radii based on the California Department of Transportation
Highway Design Manual Figure 407D are indicated on the east side of the site.

4. See sheet C-I for revised storm drain note. All inlets will be installed with filters.
5. See sheet C-I for relocation of the "No Parking" sign.
6. Refuse enclosure is relocated to the northwest corner of the site.
7. See sheet C-I for inlet types and flow line grades.
8. Area of each proposed use in the building is indicated on sheet A-I Project Data.
As requested by Val Dinsmore, one additional fire hydrant has been added at the rear
of the building. Please verify this location is acceptable. All landscape comments as
identified by Larry Black are incorporated and included with this submittal (including his
original redlined set).
Please let me know if additional information is required. Thank you for your prompt
attention to this matter.
