These requirements, specifications and notes have been established for the purpose of maintaining the overall appearance of the project. All signs shall conform to the followin provisions of this sign criteria and shall be subject to wntten approval City approval shall be subject to removal at the expense of the Tenant. A drawing of the size and location of approved signage is shown attached. The cost of the sign and installation shall be paid for by the Tenant. Landlord and City of Carlsbad shall approve all sign design and placements prior to installation of the sign. Tenant shall be responsible for fulfilling all of the requirements, specifications and general notes in this criteria. 2. 3. B. GENERAL SPECTFICATIONS 1. 2. 3. Letter style shall be “Friz Quadrata,” bold (chart-pax Style #236) upper and lower case. Letter height shall be a maximum of 42 inches. Total maximum sign area for the building shall be 264 square feet. No individual sign shall exceed 100 square feet. Letters shall be interior illuminated, individual channel letters with white plexiglass faces. Channel letter returns and trim cap to match #313 duranotic, dark bronze. 4. Logos are to be aligned to the bottom edge level of any letters in the sign. Logos to be constructed with the same colors and materials used for the letters. 5. 6. No rotating or audible signs are allowed. Upon removal of any sign, damage to the building will be repaired at the Tenant’s cost. 7. Except as provided herein, no advertising placards, banners, pennants, names, insignia, trademarks, or other descriptive signs shall be affixed to or maintained upon any glass panes, landscape area, streets, or parking areas. 8. Building monument signage, if any, shall conform to City and State Sign Codes and shall not exceed 20 square feet on one side of a double-faced sign. C. Prior to installation of any signage, the sign contractor shall carefully and thoroughly examine the building to field verify all conditions, demensions and other factors affecting the installation of the sign. Discrepancies and/or conditions, which are found to be different from those found in the building construction drawings, shall be reported to the owner’s field representative and architect prior to commencement of installation. The Landlord relies on the fact that the sign contractor is a licensed specialist in his trade and shall therefore use diligence to protect the building from damage.
