What you indicated was the total frontage on Carlsbad Blvd. is 280 lineal feet. The sign ordinance allows a total of 1 square foot for each lineal foot of frontage along Carlsbad Blvd. We have estimated that the following has been proposed: Total Square Footage Available 280 sq.ft. 1. Nine signs above tenants units 108.65 sq.fl. 2. Proposed Mural sign 75.00 sq.ft. 3. Existing Monument Signs 41.00 sq.ft. 4. Proposed Hanging Signs 30.50 SQ.ft. Subtotal 255.15 sq.ft. The above sign footage appears to fit the Village By the Sea sign with some additbnal room for the new tenant at 2744 #102 who is In the process of selecting the contractor to do the interior improvements. They will be coming to your office to obtain a permit for the sign above their unit and it shouid be well within the guidelines as enumerated. BACKGROUND A Major Redevelopment Permit, Coastal Development Permit, and Tentative Tract Map have been approved by the City of Carlsbad to allow for the construction of a mixed-use development project consisting of sixty-five (65) condominium units and 8,662 square feet of retail space. The property is bordered by Carlsbad Boulevard to the west, Washington Street to the east, Christiansen Way to the south, and Beech Avenue to the north. Adjacent properties along Beech Avenue include two single-family residences and a triplex. On the adjacent comer of Carlsbad Boulevard and Christiansen Way are two existing retail shops (Salty Sister Surfwear and Carlsbad Paddle Sports Kayak Rentals). Construction has begun on this project and as a result, approval of a sign program by the City of Carlsbad Planning Department is necessary. IL SIGNPROGRAM The Village by the Sea Sign Program proposes both freestanding site identification signs and retail business signs. The location ofall signs can be seen on Exhibit A, The Village by the Sea Site Plan. All signs are consistent with the requirements ofthe Village Redevelopment Master Plan and Design Manual. COMMUNITY IDENTIFICATION MONUMENT SIGNS Two freestanding community identification monument signs are proposed for The Village by the Sea. As seen on the site plan in Exhibit A, one sign will be located on the southeast comer of Carlsbad Boulevard and Beech Avenue. The other will be located on the northwest comer of Christiansen Way and Washington Street. As required by Design Review Board Resolution No. 286, all signs will be extemally illuminated. RETAIL BUSINESS SIGNS Retail shops along Carlsbad Boulevard total 8,662 square feet of retail space. All retail space will be located on the first floor of the building. Second and third floors will contain residences. The storefront along Carlsbad Boulevard measures 280 linear feet. This means a maximimi of280 square feet of retail business signs can be installed. These signs do not exceed the maximum requirement of 1 square foot of signage per 1 lineal foot of retail shop building frontage.
