for potential sight distance and visibility issues. Additional information must supplement
this application showing how the proposed signage will not encroach into the public right-
of-way or present a traffic hazard. Page 3 of 4 illustrates an example for what would be
required for such proposed signs.

SITE PLAN REQUIREMENT FOR POLE, MONUMENT, AND FREESTANDING SIGN
APPLICATIONS
The following example illustrates the information that is required for all pole, monument, and
freestanding sign permit applications. Prior to approval, all such proposed signs must be reviewed
for potential issues by the Transportation Department, which will not allow signs to be approved
over the counter. Additional time will be required for on-site inspection.
21.41.080 Sign design standards
Relationship to Streets: Signs shall be designed and located so as not to interfere with the
unobstructed clear view of the public right-of-way and nearby traffic regulatory signs of any
pedestrian, bicyclist or motor vehicle driver.
Sight Distance: No sign or sign structure shall be placed or constructed so that it impairs the sight
distance requirements at any public or private street intersection or driveway.

Introduction:
All signs at Ocean Terrace Corporate Center are controlled by these Signage
Guidelines. These Guidelines will contribute to the vitality and value of Ocean
Terrace Corporate Center, and have been carefully planned to maximize the
marketing opportunities for tenants, and to respond to the image objectives of
Ocean Terrace Corporate Center and the spirit of the City of Carlsbad sign
code.
The ''sign standard'' section review the types of signs allowed including their
form, materials, colors and placement.
This sign program for Ocean Terrace Corporate Center has been developed
within the master Ocean Terrace Corporate Center Signage Guidelines and all
individual tenant sign plans shall be submitted to Landlord for architectural
review and approval prior to city submittal.
The property owner is responsible for final interpretations of the Guidelines,
and at their discretion, may modify them to accommodate unforseen
circumstances. The purpose of this review will be to maintain quality and
consistency of signage with building design and compatibility at Ocean Terrace
Corporate Center.
Submittal requirements: All sign plans shal depict letter size, style and color,
fabrication, attachment and power supply methods (where applicable), overall
signage area dimensions and building elevations to scale illustrating signage
placement (minimum scale 1/16" = T-0").
Please Note:
It is to everyone's advantage to have appropriate and complementary signage.
Therefore, conformance to the intent as well as the wording of these Guidelines
is critical to the success of the overall program.

Master Sign Program
Sign Standards Guidelines:
1. Tenant names or logo or both are allowed. If Tenant does not have a
registered logo or typestyle, the name shall be displayed in Adobe
Garomond Bold.
2. The height of each sign character letters and logos will not exceed
2'-0" except as provided for herein. No letter or logo height will be
more than 80% of the horizontal and vertical dimensions, between
other architectural features, of the flat wall area where the signage is
placed.
3. To ensure architectural integrity to the building facade, the use of all
sign colors, details and materials will be subject to Landlord's
approval. Tenants must provide complete shop drawings, indicating
dimensions, materials and colors as well as a building elevation
drawing, in color, with the signs shown in place and to scale. A
minimum of two sets must be submitted to the Landlord for written
approval prior to fabrication and installation.
4. Miscellaneous:
A. Flashing, moving or audible signs will not be permitted.
B. No exposed conduit or raceways will be permitted.
C. No box signs will be permitted.
D. All conductors, transformers and other equipment shall be
concealed.
E. All penetrations of building structure required for sign
installation shall be neatly sealed in a weathertight condition.
F. Tenants shall be fully responsible for the actions and operations
of their contracted sign installer. All sign companies working on
site at any time must have a current state license (C45) and a
minimum of $1,000,000 current insurance coverage.
G. No signmaker's labels or other identification will be permitted
on the exposed surface of signs. This excludes U.L. (United
Laboratories) labels which are required to be displayed as per
applicable city sign code.
H. Wording of signs shall not include the product sold except as a
part of Tenant's trade name.
I. Tenant shall leave the fascia area in good condition, normal
wear and tear excepted. Without limitation. Tenant shall
specifically be required to fill in a workmanlike manner any
holes left in the fascia by removal of the sign.
J. Sign contractor must obtain a city permit and obtain a final
inspection from the city.
K. All tenants must submit one (1) set of colored and two (2) sets of
black and white drawings for proposed new signage to the
owner's representative for approval prior to submitting to the
city. Signs must be shown to scale on the building elevations.
Also include construction and installation details.
L. No sign shall be painted directly onto a wall or surface of any
building.
M. Banners, pennants, or temporary signs may not be displayed on
any building or in the parking area. Temporary signs may not
be placed on the inside surface window or hung closer than six
inches (6") behind the inside window.
Sign Factors:
All signs, regardless of type, are affected by seven sign factors. Each of them is
described for every type of sign, in detail, throughout these Guidelines.
These are:
1. Function: The purpose of the sign.
2. Placement: The position of the sign relative to roadways and other
features.
3. Quantity: The number of signs allowed.
4. Size: The area of the sign.
5. Material: The range of materials and colors from which the sign can be
built.
6. Illumination: The method of lighting.
7. Installation: Instructions for installing or mounting.
Master Sign Program
Tenant Identification Wall Signage: Monument Sign Identification:
Function: These signs are to identify individual Tenants.
Placement: Located on the building-top fascia of tenant-leased space. Refer to
enlarged view (see Exhibits A, B, C & D) for exact location of signage.
Quantity: Two (2) tenant identification signs are allowed per building. The same
Tenant may be listed at more than one location at Landlord's discretion.
Size: Wall signs shall not exceed two feet (2'-0") in height by eighty percent
(80%) of Lease Frontage or twenty-four feet (24'-0") in length.
Material: Either fabricated or FCO (flat cut-out) Brushed Aluminum with a
horizontal grain pattern.
Illumination: Non-illuminated.
Installation: Stud-mounted with either:
1. One and one-half inch (1 -y-i") long spacers, projecting no more than
four and one-half inches (4-72") from wall surface.
OR
2. Flush to wall surface, projecting no more than one-half inch ^/i!')
from wall surface (see Exhibit G).
Function: These signs are to identify center and individual Tenants within.
Placement: Located on the fascia of existing monument walls. Refer to enlarged
view (see Exhibits E & F) for exact location of signage.
Quantity: One (1) tenant identification sign is allowed per tenant per monument
wall pending availability and at Landlord's discretion.
Size: Monument wall signs shall not exceed one foot (1 '-6") in height by eighty
percent (80%) of monument sign width. Refer to enlarged view (see Exhibits E &
F) for location specific size restrictions.
Material: FCO (flat cut-out) aluminum with faces and returns painted to match
Pantone 295u "Blue", satin finish.
Illumination: Non-illuminated.
Installation: Stud-mounted flush against fascia of monument sign, projecting no
more than one-half inch from wall surface (see Exhibit G).
